SIDEWALK CLEANING

Prince George's County Code gives a property owner 48 hours to clear a public sidewalk after snow or ice forms, with a civil fine attached for missing it. Walk maintenance here is already a legal expectation, not a courtesy. Metro Mobile Pressure Washing cleans sidewalk concrete, entry aprons, stairs, ramps, and paver paths across Fort Washington, MD with a rotary surface cleaner, which delivers one even finish instead of the faint striping a hand wand always leaves behind.

A WALKWAY IS THE ONE SURFACE EVERYBODY TOUCHES.

Nobody runs a hand along your siding. Everyone puts their full weight on the walk, usually while carrying something and looking somewhere else. That makes the condition of the concrete a footing question long before it is an appearance question, and the two problems happen to have the same solution. Both get solved on the same visit.

Algae film is invisible when it is dry and treacherous the moment it rains. Taking it off restores the grip the surface had when it was poured, and takes the gray with it.

  • Algae and moss removed, not just darkened
  • Heated water available for gum and grease
  • Joint sand and bedding left undisturbed

SIDEWALK CLEANING

THAT GRAY IS NOT THE COLOR OF THE CONCRETE.

Owners assume a dark walk has simply aged. Nearly always it is a living layer of algae and atmospheric film sitting on top of concrete that is still very close to the shade it was poured in. The proof takes about 4 seconds: one pass with a surface cleaner and the original color appears in a stripe. After that, the only question is how far the stripe should go.

THE COUNTY ALREADY EXPECTS YOU TO MIND YOUR WALK.

Between the county's clearing rules and the accessibility standard requiring walking surfaces to be stable, firm, and slip resistant, a neglected walkway is a liability that quietly accumulates. Businesses along the commercial strips here feel it first, but any homeowner with a public frontage in Fort Washington shares the same basic obligation to keep it usable. We clean it so that question never arises.

EVERY WALK WE FINISH GETS WALKED BEFORE WE LEAVE.

It sounds like a small thing. It is not. Walking a finished surface is how you catch the faint arc a surface cleaner left at a doorway, the shadow under a rail post, and the strip along a curb that the machine could not reach. Over 26 years we have learned that those three places are what people notice afterward, so we deal with them by hand before the hoses go back on the truck.

WHY CHOOSE US FOR SIDEWALK CLEANING.

Hand washing a car under running water, black outline icon
FOOTING YOU CAN TRUST IN THE RAIN
The slick layer on a wet walk is biological, not water. Removing it changes how the surface behaves underfoot in exactly the weather when a slip is most likely to happen.
Hand spraying water over a car illustration, suggesting car washing or cleaning
AN EVEN FINISH WITH NO STRIPES
A rotating head keeps every inch the same distance from the same nozzles. That consistency is the whole reason your finished walk reads as one clean surface rather than a series of overlapping passes.

STAINS THAT ACTUALLY LEAVE
Gum, algae shadowing, and ground-in grit each need a different approach. Treating them separately rather than hoping one pass covers everything is the difference between clean concrete and lighter dirty concrete.
Hand spraying foam over a car, suggesting washing or cleaning.
JOINTS AND BEDDING LEFT INTACT
Paver walks lose their stability when jointing sand is blown out from between the stones. Angle and pressure both get adjusted so the surface comes up clean and stays sitting where it was laid.

A FRONTAGE THAT MATCHES THE BUILDING
There is little point in clean siding above a gray walk. Bringing both back at once is what makes a property look maintained rather than partially attended to on one recent Saturday.

A RECORD WORTH KEEPING
Scheduled walkway cleaning creates documented evidence that the surface is maintained. For a business or an association, that record is worth having long before anybody asks to see it.

OUR SIDEWALK CLEANING WORK

Walkways come in more varieties than people expect, and each one has a different failure point. These are the surfaces we handle most often on residential frontages, commercial strips, and community common areas.

Sidewalk and Path Cleaning

PUBLIC WALKS

Continuous runs of poured concrete cleaned edge to edge, including the seams and the transition at every driveway apron. Consistency across a long run is the hard part, and it is where the equipment matters.

Storefront and Doorway Aprons

ENTRY ZONES

The few square feet outside a door take more traffic than the rest of the walk combined. Heated water and dedicated treatment go here, because this patch is what customers actually stand on and look at.

Stairs, Landings, and Ramps

STEPS AND RAMPS

Treads, nosings, landings, and accessible ramps cleaned with particular attention to the leading edge. These are the surfaces where a slick film matters most, and where a careless machine can leave a visible mark.

Brick and Paver Walkways

PAVER CARE

Unit pavers, brick, and flagstone cleaned without stripping the joints. We work across the surface at an angle rather than driving straight into the seams, keeping the bedding and the stone alignment intact.

Gum and Stain Removal

STUBBORN SPOTS

Flattened gum, rust shadows, dropped paint, and mystery marks handled individually before the general wash. Hot water softens gum enough to shear it away cleanly without pitting the concrete underneath it.

Winter Salt and Grit Removal

SEASONAL SALT

A spring flush that carries deicing residue and sand off the walk before either has another season to work on the surface. This is the single most useful cleaning of the year on any concrete frontage.

THE WORD ON OUR WORK

WHAT OUR CLIENTS SAY.

The most common reaction to a finished walk is surprise at the color. People forget what their own concrete looked like new, and a first pass with the surface cleaner tends to settle any question about whether the job is worth doing at all.

FAQ

FREQUENTLY ASKED QUESTIONS.

Concrete raises different questions than siding does, mostly about damage, staining, and how long results hold. These come up on nearly every walkway estimate that we write for a customer.

How often should sidewalks be cleaned?

Once a year covers most residential frontages, ideally in spring once the salt season is over. Retail entrances, apartment breezeways, and anywhere with food traffic generally justify quarterly or even monthly attention, depending on how much foot traffic they carry.

Can gum really be removed from concrete?

Yes, with heat. Hot water softens the gum enough that it shears away rather than smearing, and it does that without the pitting a narrow high-pressure tip would leave if you tried to force it off with cold water.

Can pressure washing remove black stains from concrete?

Usually, because most black staining on walkways is algae rather than dirt. It needs a treatment with dwell time followed by an even mechanical pass. Deep oil shadowing and rust are separate problems that need separate methods entirely.

Does removing algae and moss reduce the risk of a fall?

It removes the layer that turns slick when wet, which is what makes a wet walk hazardous in the first place. Bare, clean concrete gives markedly better grip than the same concrete with a biological film on top of it.

    Can pressure washing damage concrete?

It can, if a narrow tip is held close and worked slowly. That etches the surface and leaves permanent tracks. Spreading the same energy across a rotating head is what prevents it, which is why we use one.

How long should new concrete cure before it is washed?

Give a fresh pour a solid month before anything mechanical touches it, and longer in cold weather. Washing green concrete can pull the fines out of the surface and leave a rough, uneven finish that no later cleaning will correct.

What equipment is best for cleaning flat concrete?

A rotary surface cleaner, sized to the machine's flow rate. Metro Mobile Pressure Washing runs one on nearly every walkway job in Fort Washington, MD because a hand wand cannot hold a consistent distance across a long run.

How do you clean paver walkways without damaging them?

Lower pressure, a wider fan, and an angled approach that avoids driving straight into the joints. Metro Mobile Pressure Washing cleans paver paths across Fort Washington, MD this way so the jointing sand stays exactly where it was swept in.

    HOW WE WORK

FROM FIRST PASS TO FINAL EDGE, HERE IS HOW.

    STEP 01

    Read the concrete
Age, finish, staining, and any existing cracking all get noted before we start any work. A broom-finished walk from the 1970s behaves differently under a machine than a smooth pour laid last year does.

    STEP 02

    Clear and protect
Furniture, planters, and mats come off the surface, nearby beds get wetted, and any drain in the run gets checked so debris and runoff have somewhere sensible to go once the water starts moving.

    STEP 03

    Spot-treat the stubborn marks
Gum, oil shadows, rust, and organic staining each get their own treatment and their own dwell time before the general wash begins on the run. Handled afterward instead, they simply survive as pale versions of themselves.

    STEP 04

    Pre-treat the whole run
A cleaning solution goes across the full surface so the biological layer is broken down before any mechanical work starts. Doing this properly means far lower pressure is needed to finish the job cleanly.

    STEP 05

    Surface clean in overlapping passes
The rotary head works in consistent overlapping lines at a steady walking pace. Even speed is what produces even color, and rushing one section is exactly how a visible band appears once it dries.

    STEP 06

Detail the edges and walk it
Curbs, rail posts, doorway corners, and expansion joints get finished by hand, then we walk the whole run looking down. Anything the machine could not reach gets dealt with before the truck is loaded.
