WE’VE CLEANED JUST ABOUT EVERYTHING THIS COUNTY CAN THROW AT US.

Most of Fort Washington was built around 1979, so the siding, walkways, and gutters here have weathered nearly 50 years of Potomac humidity, tree pollen, and winter salt. Those surfaces do not respond the way a new build does. Aged vinyl fades under aggressive pressure, older mortar joints give up sand, and 40-year-old concrete holds stains deeper than it looks. We read the surface first, then pick a method that cleans it fully without taking anything else with it, whether that means a rotary surface cleaner, a soft wash, or heated water.

PRESSURE IS THE LAST TOOL WE REACH FOR.

The Brick Industry Association caps cleaning pressure on brickwork at 400 psi with a wide fan tip held a foot back. The Asphalt Roofing Manufacturers Association says never to put a power washer on shingles at all. Vinyl siding wants a 40-degree tip and a level spray, never one aimed upward behind the panels. We follow those numbers because they are what keeps a clean surface intact.

OUR EXTERIOR CLEANING SERVICES

WHAT WE DO

Ten services, one truck, and a single standard applied to all of them. Residential or commercial, every surface gets the pressure, the temperature, and the chemistry it was built to take.

Residential Pressure Washing

Siding, porches, steps, patios, and walkways washed at a pressure the material can handle. We pre-wet plantings, work from the ground where we can, and leave the whole exterior even rather than patchy.

Commercial Pressure Washing

Storefronts, entryways, canopies, and back-of-house concrete cleaned around your operating hours. We contain and manage wash water so the job satisfies Maryland stormwater rules instead of creating a second problem.

Exterior Cleaning

Low-pressure soft washing that removes algae, mildew, and the gray film that settles on shaded walls. The cleaning solution does the work at a distance, which is why the results outlast a pressure-only rinse.

Sidewalk Cleaning

Public walks, entry paths, and courtyard paving cleaned with a rotary surface cleaner for an even finish. Gum, algae film, and ground-in grit come off the concrete without the striping a hand wand leaves.

Driveway Cleaning

Winter salt, tire marks, and oil shadows pulled out of driveway concrete and aprons. Degreaser goes down first and dwells, then heated water and a surface cleaner lift what has soaked into the pores.

Gutter Cleaning

Troughs cleared by hand, downspouts flushed and checked for flow, and debris bagged off site. We also brighten the black oxidation stripes on gutter faces, which no ordinary house wash will touch.

WHAT PROPERTY OWNERS SAY

METRO MOBILE PRESSURE WASHING REVIEWS.

A 4.8 rating across 91 Angi reviews is built out of small things: arriving when we said we would, bringing our own water when a property has no working tap, and finishing a townhouse row with no lane of siding left dull. Contracting companies hire us for their own multi-building jobs.

SERVICE AREAS

SERVING PRINCE GEORGE'S COUNTY.

Fort Washington, MD is our base, and the surrounding stretch of Prince George's County is where most of our work sits: Oxon Hill, National Harbor, Accokeek, Clinton, Temple Hills, Camp Springs, District Heights, and Capitol Heights. We also cross into Washington, DC and northern Virginia for commercial accounts and multi-site property managers.

Being mobile is not a slogan on our trucks. We carry water, so vacant listings, new construction, and buildings with a dead spigot are all workable. Distance never changes the method, and it never changes the standard.

Common Questions

frequently asked
questions.

The questions below come up on almost every estimate we write, from first-time homeowners and from property managers who have been buying this service for years. If yours is not here, ask us directly.

  • What is the difference between pressure washing and power washing?

Power washing heats the water; pressure washing does not. Heat breaks down grease, gum, and oil, so it earns its place on dumpster pads and garage decks. On siding and fencing, unheated water with the right solution cleans as well.

  • Is it necessary to wash a house at all?

Nothing forces you to, but organic growth holds moisture against the wall, and moisture shortens the life of paint and caulk. Metro Mobile Pressure Washing recommends an annual wash for most Fort Washington, MD homes with any real shade.

  • When should you not pressure wash?

Skip it at or below freezing, since runoff refreezes into a hazard on walks and steps. Hold off on siding with loose panels, failing caulk, or peeling paint until those are repaired, and never wash into an open soffit vent.

  • Can pressure washing be done in cold weather?

Yes, as long as the surface and the air stay comfortably above freezing through the job and the runoff can drain. Roughly 40 degrees is our working floor. Below that, water lingers in equipment and on pavement instead of drying.
